Building sales dominate property deals

Doha: The sale of buildings of all types including residences, residential buildings and complexes dominated the weekly property sales market in Qatar generating up to QR171.3m, or 57.5 percent of the total sales volume, while land lots generated up to QR126.5m, or 42.5 percent of the total sales, said Ezdan Real Estate in its latest market report which was sponsored by SAK Partnerships Company.

Citing data from the Real Estate Registration Department, the report highlighted that the registered property sales in Qatar from November 22-26 generated a total value of QR297.8m.  

The operations were distributed among seven municipalities including Umm Salal, Al Khor, Al Dhakhira, Al Doha, Al Rayyan, Al Shamal, Al Daayen and Al Wakra. The deals included the sales of vacant lands, residences, multi-use buildings, multi-use land lots and residential buildings. Al Daayen municipality acquired the highest deal in terms of value by selling a multi-use land lot in Umm Qarn area at QR23m. The land lot spans over an area of 1,936sqm and was sold at QR1,104 per square foot.

Ezdan Real Estate Report noted that the average rental rates in Umm Ghwailina for a two-bedroom unfurnished apartment, stood at approximately QR4,560, according to the services provided by each property, while a two-bedroomed furnished apartment stood at an average of approximately QR5,100.

On the other hand the rental rates in New Doha for a two-bedroom unfurnished apartment reached an average of approximately QR4,250, and the rental rated varied according to the provided equipment, furniture and services at each property, while a two-room furnished apartment in the same area recorded an average rental value of approximately QR4,800.

In Al Gharaffa area, the rental rates for a two-room apartment recorded an average of QR5,125, and residential villas recorded an average rent of approximately QR9,000, depending on the services, number of rooms and the furnished or unfurnished type.

The report also highlighted the smart real estate project Sharekna, which is provided by SAK Partnerships as a solution for landlords of vacant land lots, enabling them to transform the lands into real estate projects that generate long-term profits.
