DOHA: Qatar real estate transaction market registered QR5.8bn worth deals in November 2013. Al Rayan and Doha Municipality recorded the highest transaction value registering QR2.1bn and QR1.8bn respectively equivalent to almost 67 percent of overall transaction value across the seven municipalities.
Apart from registering the highest transaction value of the month, Al Rayyan also registered the highest number of transaction deals recording 319 transactions in November followed by Al Wakra municipality with 264 transaction deals. Al Daayen and Umm Salal municipalities recorded transactions reaching QR127 and 118 number of deals. Al Khor and Al Shamal municipalities stood at the bottom of the table with 51 and 36 registered deals during the month.
A report released by Century 21 yesterday noted the transaction value distribution during the month witnessed Al Rayyan municipality occupying the largest portion of the pie in terms of transaction value with approximate 36 percent of overall transactions country wide followed by Doha with 31 percent of transaction worth. Al Wakra occupied an approximate 16 percent while Umm Salal and Al Daayen registered approximate equal share of transaction value recording 7 percent each. Al Khor and Al Shamal occupied the least portions of overall transaction value across the seven municipalities with value of two percent and one percent.
During November, real estate market witnessed the highest value of deals reaching QR5.8bn against 1,107 transactions at an approximate QR5.3m average value per single transaction, also giving an average of QR1.4bn worth of transaction per week against average of 267 number of transactions. The closest recorded transaction value was registered in July with a total transaction value of QR5.4bn against 891 transactions.
Deals in November was dominated by vacant plots which recorded transaction worth of an approximate of QR3.2bn making about 55 percent of overall transaction value across all real estate assets. Villas recorded QR1.1bn worth of deals while buildings recorded a moderate transaction worth recording only QR144m.
Monthly rental price for villas in West-bay is the highest ranging between a minimum of QR20,000 and as high as nearly QR35,000. Al Wab area remains the most popular area for medium to high income bracket with rental range between QR14,000 and QR26,000. The lowest villa rental could be found in Al Dhakira and Al Khor where it ranges between QR6,000 and QR12,000 as maximum.
Apartments in Dafna and West Bay between 1 bedroom and 3 bedroom range between QR9,000 and QR19,000 respectively while Old Airport range between QR4,000 to QR7,500. Premium office rental rate per square metre in Doha ranges between QR150 to QR220. The standard office spaces range between QR110 to QR140 per square metre, while budget office spaces are let between QR65 to QR100.
